With the difficulty in obtaining available tracts of over three acres, this was the first in a series of “mini-strip” concepts developed for properties less than one acre. Taking the concept of a typical anchor strip, C3TS has, in conjunction with several of its clients, adapted this model for use on less than optimal sites. By taking its understanding of scale, legibility, and leasing requirements of commercial retail development from both the user and the owner, C3TS has counted on aesthetic language, performa model and development schemes that will define this type of utilitarian development.
The Bird Trade Center is a prime example of this new “mini-strip” model. Meant to revise the level of commercial space in the area, Bird Trade Center also benefits by an increase in glazed openings and the use of a prime “anchor” tenant as architectural / memory signpost for the project.

Starbucks Coffee Plaza is the result of a development of an out parcel in an unconventional way. Due to restrictive landscape requirements of the master plan, C3TS has designed a center that addresses its corner location and allows for the required visibility of a multi-tenant retail development.
